Community Manager Project is about Jobs |

For the Community Manager Project (CMP) to come about Nelson Jacobsen, CEO of CPWI.US spent the last few years thinking and asking questions about the state of Common Interest Communities {(CIC) Condominiums, Cooperatives and Homeowner Associations} and the impact of the current manager shortage on firms and communities. As many as 50 thousand managers maybe needed in this industry over the next 5-7 years. This project came into being over a two year time line. With the original idea was to find and train groups, hopefully minorities2, to take up the mantle of community management. With home ownership at record levels and the demand for housing growing the need for properly trained managers is greater than ever.
Many of the founders of the original residential property management companies have been retiring and have no one to turn over their company and communities too. A company out of Canada could soon manage more homes in the the US that US management companies. The community will also not manage themselves. The expertise needed to maintain community infrastructure is no longer the responsibility of your local government it is your community responsibility.
On the educational level the US spends more on, and has a wider variety of, classes on Zebra Mussels then on what these CIC are and what does it mean to have 60 Million American living in one. Are you buying a new home today? 3 out of 4 of them are in a CIC! Moreover, there is very little awareness by your elected official as to what CIC mean and how they are to be run.
After a discussion with Robert Housman, Senior VP Government Relations at Fleishman-Hillard about some related Veterans and housing issues Nelson brought up reaching out to Veteran groups and the agencies that relate to them about setting up a program to introduce the CIC industry to our members was agreed to by all as a good value and worthy to bring to Communities and Veterans.

Our first Veteran transition and training group has agreed to help, as well as agreeing to serve on the board of the 501 C,with the program starting with in the Mid-Atlantic area moving as progress demands.
The CMP look forward to announcing several strategic partnerships Winter 05.
The board of trustee for the 501 C will be announced Fall 06.

1. The project was started in the minds of many individuals most of them are not named or known, but the foundation for this project was paved with the hard work of so many builders, developers, homeowners, managers, and officials with the difference being CMP is taking the most trained, researched, tested product A US military personal for our base candidates.
2. 2000 Census data show minorities making up the greatest percentage of home buyers. Latin 39%, Asian 24%, Caribbean and Africa American 24 %, White 20% it was base starting point to fill this need. So going to the Veteran route was not a deviation it was a step forward. Since the US Military is one of the most integrated large systems or community in the states they reflect these numbers and their training makes them a perfect match for CICs.
3. The Clean Water Act of 1999 mandates that owners of Storm Water Manintance Facilities, PONDs, must test and bring up to the requirements of the Act. This to residents of CIC is considered personal debit.
